A NOTE ABOUT OUR APPLICATION PROCESS:
The Rental Girl will collect your application paperwork to submit to the property owner who ultimately approves a tenant. The Rental Girl will guide you how to submit the most complete application. The following Application Requirements should serve as a guideline as to what you should provide to verify to the property owner that you are a qualified tenant. Keep in mind that each applicant and property owner are different, and substitute or additional items may be suggested by The Rental Girl or required by the property owner. The Rental Girl can not submit your application package to the property owner until it is complete (please see ** below). So be sure to turn in all required documentation as quickly as possible. Depending on the situation, the length of time it takes to process an application will vary. The length of time will depend on the how long it takes you to provide all the necessary documentation, and how long it takes the property owner to review. Rest assured, The Rental Girl does not mess around! The Rental Girl knows how to work FAST. The Rental Girl will work with you and the owner to make sure the screening process goes as quickly and smoothly as possible! One last note: once you have been approved by the property owner, you will want to be sure to sign a lease as quickly as possible. There are no guarantees until the lease has been signed.

Requirements From Cosigners (If applicable, not all property owners allow co-signers):
* PROOF OF INCOME: many applicants have different types of jobs: multiple jobs, freelance, self-employed, salary, etc. Generally, if you have a salary job and have been at the job for awhile, the property owner will only require the last few pay stubs. However, if you are freelance or self employed, the owner may require three or more month's bank statements to verify regular deposits (provide the bank statements you deposit your income in). If you feel the last three bank statements do not adequately reflect your income, you may provide a savings account, 1099's or tax returns. These items may also be accepted. If submitting a bank statement, please only submit the 1st page of your bank statement (or the page that reflects the total deposits). If you have online banking, download your statement, do not print the online screen (the downloadable statement will show your name, the screen shot will not). If you are starting a new job, a letter of acceptance from your new employer will more than likely be required. In this situation, the property owner may also wish to see the last few pay stubs from your previous job. Again, every situation (property owner and applicant) are different. The Rental Girl is here to help guide you on how to submit the best possible application package.
** SCREENING FEE: Please note the screening fee is non-refundable and is not applied toward rent nor is it considered a holding deposit. If you wish to negotiate terms or conditions of the lease, we advise you to submit an application first without a screening fee. Once you and the property owner agree on the negotiated terms and conditions, pay the screening fee at that point. We will not process an application (which includes running credit) until a full application package (including the screening fee) has been submitted.
Once you are approved by the property owner, be sure to work with The Rental Girl to sign the lease as quickly as possible. Unfortunately, not all applications will be approved. Not to worry! Not all property owners have the same requirements. Or maybe you just weren't approved because someone applied before you. The Rental Girl gets new listings all the time. Once you have applied for a property, The Rental Girl will do everything she can to try to get you in to another unit. Work with your Rental Girl agent. The Rental Girl is here to help YOU!
